Inspections

When buying any home, inspections are strongly recommended!  Some buyers feel that having inspections is a waste of money, but in actuality, it may be a cheap price to pay if there is something major that the inspections turn up. 

Having said that....when a sale is contingent on testing....nitpicking should be left out of negotiations, meaning that the main reason to get testing done is to look for MAJOR problems, problems that would cost you as the buyer some serious monetary expense.  These are the issues needed to be addressed and if the seller is not willing to work with you on these major issues, you have the option to not purchase the home and get your escrow deposit back. Fyi, nitpicking will cause hard feelings and tempers flying.

Spend NOW or Spend LATER

There is a lot to consider when selling your home.  What amount you will be walking away with is most likely your main concern.  You want to know your bottom line! 

Something most sellers do not realize though, is that you either spend money during your ownership to keep up with the needed repairs OR you spend money when you sell the house because the majority of buyers today make their offer contingent on inspections.  If something negative shows up in the testing, the buyer will expect the seller to correct the problem because it's something that should have been kept up while the seller is living there.  Some sellers are then 'insulted' that the buyer would even suggest that they make the repairs, they get defensive, hurt feelings arise and sometime the sale will even fall through. 

The ideal sale is one that the seller and buyer BOTH walk away happy! Good negotiations, rational minds and mutual give and take makes everyone feel good about themselves.  If the seller puts themselves in the buyers shoes AND the buyer puts themselves in the sellers shoes, each others viewpoints can be better realized and issues can get settled.

One good idea to avoid 'unexpected' issues, would be for the seller to have a home inspection done before the house goes on the market.  Any issues could be corrected and the seller could offer a copy to the serious buyer to alleviate any concerns they may have.

HAPPY NEW YEAR EVERYONE!!
